Commercial carpet cleaning is the periodic deep cleaning of carpet in a workplace or public building — office floors, strata corridors and lobbies, hotel and club function areas, school classrooms and libraries, medical waiting rooms and retail floors. It sits on top of vacuuming, not instead of it, and it is booked on a cycle rather than when the carpet already looks bad.
The distinction that matters commercially is between maintenance and restoration. Carpet cleaned on a cycle stays serviceable for its design life. Carpet left until traffic lanes are visibly grey has already had abrasive soil ground through the pile, and cleaning will improve it but will not undo the wear. The cheapest carpet decision a business makes is scheduling the first clean early.
The work sits under the Work Health and Safety Act 2011 (NSW) and the Work Health and Safety Regulation 2017, regulated by SafeWork NSW. In practice the live issues are damp floors, trailing hoses and leads in occupied buildings, and adequate ventilation while carpet dries.

Three methods cover almost all commercial work, and the right one depends on the carpet, the soil and how long the floor can be out of use.
Hot water extraction. Hot water and solution injected under pressure and immediately vacuumed back out, carrying the soil with it. It removes the most soil, reaches deepest into the pile, and is the right method for a genuine deep clean or a carpet that has been left too long. Its cost is drying time: several hours at minimum, longer in humid weather or a poorly ventilated room, which is why it is scheduled for a Friday evening or a closure period rather than a Tuesday night.
Encapsulation. A polymer solution is worked into the pile with a counter-rotating brush; it crystallises around the soil and the residue is removed by normal vacuuming over the following days. It uses far less moisture, so the floor is usable within an hour or two. It does not reach as deep as extraction, but for a corridor or an office floor on a frequent cycle it is often the better commercial choice, and it is what makes monthly or quarterly maintenance viable at all.
Spot and stain treatment. Targeted work on specific marks, identified before treatment because coffee, ink, blood, food and dye stains each need different chemistry and the wrong one sets a stain permanently.
Most sites are best served by a programme rather than a method: encapsulation on a short cycle through traffic lanes, with hot water extraction on a longer cycle across the whole floor.
Inspection first. Carpet type and fibre, backing, any previous treatment, and the stains identified individually. Wool and synthetic behave differently and a solution that is right for one can damage the other.
Furniture. What gets moved and what does not, agreed in writing. Desks with cabling and IT equipment are usually cleaned around rather than moved, and the alternative is a coordinated move that the client has to plan for.
Thorough dry vacuuming. The step most often skipped and the one that determines the result. Dry soil removed before any moisture goes down is dry soil that never becomes mud in the backing.
Pre-spray and agitation. Solution applied and given dwell time, with traffic lanes and entry areas treated more heavily because that is where the soil is.
Spot treatment. Individually, by stain type, before the main pass.
Extraction or encapsulation pass. Overlapping passes, with a dry stroke on extraction to remove as much moisture as the machine can.
Grooming and drying. Pile groomed so it dries standing up rather than matted, with air movers where a room has poor airflow.
A walk-through. With whoever is on site, so anything that has not come up is identified while we are still there rather than by email the next day.
Cycles that work in Sydney commercial buildings, as a starting point rather than a rule:
Timing within the week matters as much as the cycle. Extraction on a Friday evening gives a floor the weekend to dry. Extraction on a Tuesday night gives it eleven hours, and in humid weather that is not enough. If the site cannot give up a weekend, encapsulation is the honest answer rather than extraction done badly.
Entry matting is the cheapest carpet maintenance there is. Most soil in a building walks in through the door, and a properly sized matting system at the entry removes a large share of it before it reaches the floor.

Method. Encapsulation and hot water extraction are different jobs at different rates.
Access and layout. An open floor cleans far faster per square metre than a floor broken into offices, or one where hoses have to run up a stairwell.
Furniture. Cleaning around fixed furniture is slower; moving furniture is a separate cost and a coordination job.
Condition. Carpet on a maintenance cycle cleans at a predictable rate. Carpet left for years needs additional passes and heavier pre-treatment, and it will still not return to new.
Hours. Weekend and overnight work carries a loading, and for extraction it is usually worth it because of the drying window it buys.
Stains. Identified and quoted individually where they need specific treatment.
A site under a cleaning contract with us gets carpet quoted as a scheduled line item with a cycle, which is cheaper over the life of the carpet than reacting when it looks bad.
Do they inspect before quoting? Fibre type and stain type change the chemistry. A rate quoted off a floor area over the phone is a guess.
Do they dry vacuum thoroughly first? Skipping it is the most common reason a clean disappoints, and it is invisible in a quote.
What is the honest drying time for our building? A provider who says two hours for hot water extraction in an unventilated room has either not thought about it or is telling you what you want to hear.
What will not come out? Permanent dye stains, bleach damage and wear in traffic lanes will not. A provider who promises everything will leave you disappointed and out of pocket.
Is there a maintenance programme, or only a one-off? The programme is where the value is.
Then the basics: ABN, current public liability insurance, and a written quote stating method, area and drying time.
